How does it work??

Here's a basic rundown. We require a cash deposit, less than a bank requires, you pay a monthly rental amount, and depending on how much your deposit is, we add a monthly sum for you to pay so that when you are ready to go to the bank and qualify for your own mortgage, you have at least the minimum 5% down as well as cash for closing costs. Each property has its own time period (what we call a balloon) for you to qualify which generally matches when the mortgage renewal date is. Each property also may have a different monthly rent, depending on what the mortgage costs, taxes and insurance are. Also the purchase price stated is if you qualify in the first year of the program, after that it may go up depending on the market value at the time you qualify.

We want to help you succeed in buying the house, so this program is only for serious people. Your deposit is NON-REFUNDABLE, should you move out. We do accept trade items such as vehicles, RVs, boats, etc in lieu of cash deposit or as partial deposit, but please keep in mind that such items will be valued at wholesale cost as I need to find a buyer for them. Also all trade items must be in good working order.
